If your house goes down in value, so should your taxes, which would improve your cash flow without having to raise the rent.Don't get me wrong, I don't hope my houses depreciate (mainly since I like to refi to get all my cash back out to use again), but there is a silver lining when it does go down.Joe VilleneuveREcapSystemA2REIC

@Lisa Thoele  Its a fine line in the ultra competitive   west coast markets.When I speak at RIAs and other events in LA.. the first thing I ask is a show of hands from the audience who is a RE agent.. virtually every hand is raised.. then I ask Who is a Private lender and again nearly all the audience raises their hands.Its not quite that way here in Oregon.. but its still a very vibrant RE market..

Looking at an 75 year old 2600 sq ft 3/1 raised ranch on 1.8 acre lot. structure is good but the floor plan needs a little adjustment (including adding at least a half-bath).
