The only thing the land has been used for has been small timber and natural gas leases to offset taxes and some hunting by family members.

Almost all of the items can be implemented without any need to legislative approval since they are regulatory in nature.  

Mentorships and partnerships should grow naturally after building trusting relationships with other investors.

A person with sales skills/training who enjoys finance is a natural fit for real estate I think.  

In this case I felt that COVID will not have much of an effect on unit value, simply due to the short term nature of this pandemic and resulting economic downturn.

When the economy is bad, and its harder to sell a house, combined with less transactions....total number of agents just is going to decrease naturally.

I would suggest doing some research into the long term economic outlook for the market, rather than just rent to price ratios and things of that nature.

After that you can definitely run into issues with egress, natural light & vent requirements, and even parking requirements.

I doubt a seller will want to remove a working tank, as that would also require a conversion to natural gas and likely a new boiler.
