Invest during COVID or wait?

Lately I've been talking with a lot of investors who are interested in the Cleveland market. It seems to be about 60/40 investors who are ready to buy now to those who are deciding to wait and see what happens with COVID. Some are concerned about the ability to rent finished units, some are interested in what will happen to property values down the road.  In my conversation with property managers locally, none of them have seen any decrease in ability to rent their available units and  some are seeing more applications than normal in some cases.  

Are you going forward with buying new investment properties now or waiting? What are you seeing relative to rental of your vacant properties?
