I'm considering legal action myself once I get a spare moment, this is absolutely ridiculous.

Since last year I've participated in 5+ auctions- a mix between live and online and been successful at two of them (two liens, one deed). 

I have watched many podcasts and have attended online webinars, and am curious to any information that could be offered regarding how the calculations are actually done behind the bigger pocket rent calculators here on the website?

I don't have any plans to work as a real estate agent, I want the license solely to help with my investing.My problem is, North Carolina doesn't allow you to take the pre licensure course online.

The current Owner probably has no legal status to make a verbal promise to the tenants without your knowledge of it beforehand. 

My mistake was sending them a LOI too soon through an online site without first getting on the ground and inspecting the property.

I’ve listened to many podcast episodes of BP, I’ve read just a handful of different books on the subject, and most recently started an online course to get my real estate license.

I would look at the market around my area and see how much real estate goes for my area. check if my online investing can cover the cost of buying and rehabbing a property after selling those investing deducting tax.

@William Washington do not even present a particular deal to your potential investors until after you consult legal counsel as to the proper business structure & exemption that fits your needs.
