I do however have skills in design, and building 3d modeling and rendering .

I see some good looks here, but designers are saying gray is on the way out! 

While it's not unusual that places like Lowes/Home Depot will routinely offer appliance sales at 10 to 30 percent off year round,  you'll typically find reductions at 40 percent off during Black Friday.I tend to use Lowes/Home Depot routinely for the free delivery and also because I purchase using 10 percent off coupons and gift cards as payment.Some landlords will wait until January and pick up great used appliances from craigslist (replaced with Christmas presents of new appliances) but honestly, my days of picking up and hauling appliances around are long over!

Unfortunately I can't add a ton of value, but reading the article it would seem that getting the Series 65 or partnering with someone with the designation may be necessary if you exceed the threshold.  

If it has been more than two years and I believe it has you might have to start from scratch with all of the required engineering, soils analysis, foundations designs etc, . etc.

Location is unique to the springs, gulf, camping and short drive(1.5 hr) to the beaches and theme park.This will be my first STR and first time building/designing a vacation home.

Since this is a gut rehab focus on a nice clean design.
