Flash forward two years later and the lease is about to expire and we're on the fence about raising the rent of not so looking for others with no bias to weigh in. 

After having to get a re appraisal and another credit check because the initial expired, I eventually just signed for the road myself and became part of the HOA to transfer it back.

I was licensed for asbestos removal, it's since expired.

If so, then have a look at the leases and see when they expire.

If you don't, you haven't locked down the deal until expiration of redemption, up until which someone else could interject and recover the property, out from under you. 

I’m in a “sticky” situation where I could potentially lose my earnest money (5k) due to me potentially backing out of the deal.I’m in contract on my first owner-occupied property that was listed as “public sewer” but we come to find out it was on “septic” which the sellers were able to get inspected right before the 10 day inspection contingency expired.
