Hello,I have wooden flooring in my rental apartments, some of the wooden flooring was partially damaged in the living room and one of the bedrooms, I think I made some poor choices when hiring a flooring contractor as I was a total noob few years ago, it turned out the contractor ripped off the entire  bedroomflooring and installed it with a prefinished flooring which is in stark contrast (a lot darker) with the rest of the apartment and he installed some of the ripped off pieces from bedroom  and installed in the living room to match color but it feels a liite bumpy around that area.

Tell them Well you can pick paint color for this room if your approved ??

To add a little more color to @Eric Kramer's comments:--Yes PS has rather stringent regulations now, and is voting on an outright ban soon.

Repaint it a striking, tasteful color, or sand it down and stain it.

You as the seller are responsible for performance not I.Next, never allow a buyer or seller to write anything in a contract, that's for the agent to do......unless they are experienced in such matters and that might have been dressed up a bit before presenting and signing it.

they have designer colors slab granite in baths and kitchen.. all new HVAC Plumbing is all replaced along with electrical and roofs windows insulation etc.. average rehab 80 to 100k.

Choose earthy colors, so when you walk into the property, it feels eco-friendly.- Place a sign in the yard or by the entrance that talks about the building being green.

Paint goes along way,, pick a neutral color and use it in all the units,, Your contractor may have great ideas but the key is to work within your budget get the units done one by one and rent ready every day they are down your loosing money..

Excel provides the ability to track this data in a manner that is customizable to the user.I could probably set up several QB reports for each of these needs, but there's no way to overlay the various sets of data using colors, simple sorting, pivot tables, etc. -- you can do that in Excel.
