I have acquired 6 private money lenders for funding and started my first campaign about a week ago.

I'm entertaining two schools of thought:1) Invest in a small direct mail campaign and investing my time in driving for dollars to sniff out some non-advertised FSBO and try to find a great deal, something that might meet the 1.5-2% rule.

@Adam Pollard you're probably not going to find a multi at that price range close to downtown unless you do a serious marketing campaign that brings in that deal.

Dear fellow investors-I am putting together an epic marketing plan to distribute letters to a couple lists.My question is in your years of experience, is sending a campaign by depth (An initial letter followed up by a series of 4 more letters) or width (a mass amount of letters sent once) more successful in converting leads into deals?

I sent a small letter campaign to all the duplex owners on a street and got a response on one!

If thats the case; driving for dollars and starting a direct mail marketing campaign of your own can land you some deals.

Whether that's a few thousand to start a marketing campaign for wholesaling or as a down payment for a property to flip/rehab/rent/etc.

I plan to do my first DM campaign by next week and see what kind of responses I get.
