Hello BP especially those of you in the Nashville TN area

Hello all,

I am somewhat of an intermediate investor in the Missouri market and I am in the process of moving to Nashville area. I am looking to find a property in the Nashville TN area that I can house hack. The closer to downtown the better. I have been looking at small multi-families but I am having trouble deciphering if the properties are really worth what people are asking these days. I am open to the idea of using a larger single family and renting the remaining rooms out. I will need the property to be nice enough to live in but I would like to be able to fix them up down the road. I am looking in the $200k to $300k range. The goal is to use a FHA loan with a low down payment. Any advice would be greatly appreciated.
