Need help getting going -

I'm a new investor that will be using funds from a lending platform (for now) to get home funded. Over the summer I took classes for my RE salesperson license and passed the school and state exam.  However my teacher said that to invest, it may not be wise to get licensed.  A few others have said the same.  So I am working with 2 realtors.

"The plan" is to purchase homes to buy and hold (BRRR - as I've learned) and to flip homes for larger profit to save and re-invest. I've been putting offers on REO homes in Nassau County and Suffolk County but the banks hold out for a few weeks, then take the properties off of the market. I've attended the weekly auctions at the courthouse but homes are still out of my range - I'm trying to start small before going all out. I've driven around to look for homes in distress that were owned by banks, but keep hitting walls to get through to the correct department. The lender suggested I touch base with a wholesaler. If you are a wholesaler with homes under $225K in Nassau or western Suffolk, please connect with me. Or if under $250K in Queens. I'm also open to any feedback or suggestions from others.

Thanks much!  I hope to hear from someone.. anyone!

Once again an offer an a house needing work in a good neighborhood was turned down.  Waiting on feedback on a 3 over 3 duplex in a lesser desirable neighborhood that would be good for a rental.  Wish me luck!
