I would bet this is section 8 housing.That being said, this zip code is appreciating quickly.Next to our house (which is about 1/2 mile down the street from the property you are considering )is a 2 unit brand new condo that sold for $350k per unit in Seprtember.  

Pay even more attention for freshly painted properties, with all new fixtures.  

I found that a lot of kids will list their parents as their previous landlord, especially Freshman or kids fresh out of the dorms.

Where have you guys found them for a steal, and what brands have you had good luck with?

Had a lot of interest in the unit, 50% of which were "normal" prospects, 50% of which were "unqualified" (read: utter lunatics).Definitely will look to put more systems in place for tenant qualifying next time around...Next step is to get a fresh paint job on the exterior (aluminum siding), and hopefully will get a good appraisal when I go to re-fi in a month or two (estimating 170 - 180k ARV). 

 $50 and a hour of labor and you have brand new floors.

So for me, the only thing I have left is the laminate floors, in the bedroom, living room, and hallway..everything else is done..But thinking about it on those lines, that image of the dirty bare plywood will be branded in their minds.  

Figuring out your brand/niche/style is important.
