Look behind the stainless steel

Hi Everyone,

I started as a Buy & Hold investor then I became a Realtor and what I have learned from both side of the coin is that you have to be very diligent when viewing properties.  Pay even more attention for freshly painted properties, with all new fixtures.  It is not uncommon for sellers to make the place looking appealing with stainless appliances and other eye catching amenities while the foundation and plumbing is a mess.  Regardless of how appealing the property looks, you should hire a good licensed home inspector to checkout the property.  You can call a termite company to give you a quote for treatment and they will come out and inspect your property for free or a minimal charge.  If you plan to rent the property you may want to get to know your city housing codes and requirements.  There are a number of small things that can turn what seems like a great investment into a nightmare.  Never rush into a deal and never buy an investment property base on emotions or gut feelings.  Do your homework or fail.
