I will bet you $1000 that you will find better deals if you do some marketing to find distressed sellers and buy your investments directly from sellers instead of through the MLS.

I'm not a wholesaler so I can't offer input on this, other than saying that I'd bet you can find your deals the same ways we find out BRRR deals and flippers find their deals.
