Hoping someone can pass along a lender that offers refinance options for non warrantable beach condo in Florida.

Other random factors: (1) We absolutely love Montana and eventually we’d like to split our time between MT and TN when family/work allows (which might be a reason to keep the house as part of a long term plan) (2) Other markets we’re looking at investing are STR– Great Smoky Mountains (about 30 mins. from our hometown); Myrtle Beach area (I have a connection through my job and regularly visit the area); LTR single/multi-family properties in our hometown.  

Areas we're looking at for investment include NW Montana, the Smokies, and the Myrtle Beach/Grand Strand area.

A few months back I saw a 4 bedroom home (I know its 5 but one of the rooms is a converted garage, so lets assume just 4 because thats a bit more normal for the area) that sold in Virginia Beach at 300k (800 Holly Hedge Avenue).

Galveston or Myrtle Beach would work for STR

My focus towns and the locations within those towns that are evaluated all have a proximity to natural resources  that can be advertised, such as beach, bike path, hiking trail, etc as well as nearby coffee shops or pubs.
