as a fellow landlord to lowlifes....1. first last security deposit always. 2. confirm job (then you can garnish dem' wages...and no strippers/minimum wage/under the table bs is acceptable). .....never interact with the animals, tell them what is, and that's it.

congrats to all the kids on here with their successes..pretty awesome i think....and thanks to the vets for being so encouraging instead of knockin us down..i'm 23..own one single family, and now just purchased a 4 unit property recently as well...trying to keep my debt down best i can...all my friends make fun of my beat up old truck and im renting a walk-in closet in someone's house...one day i'll have a car that doens't wreak of gasoline!

Go to HUD sites, not homes for sale, but the financing, housing regulations, and settlement regulations.Allocate so much of your day for REAL study, not wishful thinking and morale boosting stuff from a guru course.Spend time on sites like BP, interact, ask questions and get answers from those who have been there and done that.
