Its unfortunate that your toilet overflowed, but you can't make your tenant pay for damage caused by old out-dated fixtures that aren't performing their job adequately.

Tenant agrees not to use caustic drain cleaning chemicals in any of the drains or plumbing fixtures.

Bathrooms will be considered including the quality and grade of fixtures, a contractor grade faucet won't be the same as an imported Italian fixture, wide value ranges exist for toilets and showers or tubs.

I would suggest changing the light fixture.

Cabinets are plain, appliances are plain, fixtures are plain.

FYI, just like carpet and other fixtures, you may only be able to bill the tenant the replacement cost based on the remaining useful life of the prior toilet.

This still works into my long-term strategy, but I want those decisions to be smart.The BRRR method is not really my cup of tea, I prefer the flipping model, but right now I find myself facing capital gains unless I do BRRR. 

I did buy the kitchen cabinets, countertops, bathroom vanities and faucet fixtures, light fixtures and door knobs.
