What is the best way to find off market apartment complexes with 50+ units or more?

Grab a cup of coffee and a croissant.  Pull up your computer and spend two hours on it.  

Pull up a couple windows.   Google earth map, Los Angeles GIS map, and google apartment complexes within x miles from your search area.  

Look up every complex.  Their webpage you should be able to see how big they are in their pictures. If not look at google maps street view.  

Make a list of those that you’re interested in.   Go to the GIS map and jot down the owner name and address.   Look at the bottom of the page for the listing of other properties they own and check those out.

Once you made the list seek out their phone numbers or mail flyers.   Keep in touch with them every six months.  Ask them for leads.  You should be buried in leads.
