Hello all, My question is: When using a website like Cozy.Co for screening and tenant applications, would it be appropriate to have all perspective applicants pay the application fee for backround/credit check, despite knowing if they qualify or not?

It is a projection of that is feasible based on their OWN circumstance, mental capacity, risk management, and their perspective of life.In turn all the yaysayers, may just be overly supportive, hopeful, knowing that if you mess up it is not their butt on the line so it is a lot easier to support you from the side lines.So the true advice anyone can really give you is.. look at yourself.

Those are the "big three" that drive income real estate, and the good news is those trends typically shift slowly--especially population movements.  

So, pros and cons, but as a longterm investment, little has as strong a track record as publicly traded stocks.Just injecting a balanced perspective into the (rightly) real-estate-favoring conversation!

I definitely want to learn from others' perspectives and see what others are doing to make it happen!

Now as I shift to wear my hat as an investor (for myself) I find myself right back to square one feeling like a newbie (at least in the marketing forum as it pertains to building a real estate investment business).
