Analyze the rent charge different between both.Once you have the numbers, add up the furniture costs and it should be pretty clear wether if its worth it or not.

I also have a signed move in/move out checklist where they signed off on what it looked like when they moved in and they also signed off on all the stuff that was wrong after they moved out(dirty walls, broken stove,broken blinds,  furniture left in the unit etc).

I think the main difference is Gatlinburg has the Smokey Mountain National Park as a main interest for outdoor enthusiasts, where Branson has several big lakes that attracts fishing and boating enthusiasts.

The lease will need to cover things like "trade fixtures", who owns what as far as furniture and equipment, who pays for necessary improvements to the property, who pays to return it to a normal home again after the lease ends, etc.

Put the traps close to the walls on the floors behind furniture and close to the walls on counter tops because they travel close to the walls and you will catch them.I don't like traps because it takes a lot of time to constantly put food on them and to set them.
