College student rental house hack

Looking to house hack my first rental property.

The property I like is a Triplex about a mile from a local university. A few questions I have is would you furnish the property to make it more appealing? Just a twin bed, dresser,night stand and a couch in the common area. I would also add a security deposit incase of damage to the furnished property.

Also for utilities/internet (Wifi) would you make the students make an account for the unit and make them pay their own or add it to the rent?
