Investment Info:

Single-family residence buy & hold investment.

Purchase price: $150,000
Cash invested: $26,000

Bought a house under market value because it wasnt presented well. Walls were awful green and purple. Dirty kitchen with furniture everywhere.

What made you interested in investing in this type of deal?

I have a couple rentals

How did you find this deal and how did you negotiate it?

I noticed it was on zillow for over 100 days. Made a offer and ended up execting the counter offer

How did you finance this deal?

I refi a property to put a down payment down on this one.

Lessons learned? Challenges?

Always pay attention to closing cost and points being charged by lender. Lender was behind on paper work so was charging points to my loan with out my knowledge. I caught it in the CD.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?
