The truth is most people want a lot more than the property is probably worth , it’s human nature ..same goes for people selling a car .

It isn’t like there’s a rapist loose or the old tenants wrote Helter skelter on the walls in human blood .

When you draw docs up of your own eventually, you want to be mindful of Fair Housing, Americans with Disabilities Act, and the Human Rights Commission.  

We all tell ourselves we'd never do something stupid but we all end up doing stupid stuff (cost of being a human).

Then (other than being a good human) they have no incentive to actually include you.

You can capture it if you want to move but not if you want to sell and buy the home down the street.My biggest buy was at $2MM, still had the 6% for the seller to split on both agents in the sales agreement, I haven't done a $5MM deal yet ;-)  Oh, I'm not OCD over everything, just this one that has a million of my dollars, year of my life, 40 pounds of my body, and enough blood to donate several pints to the Red Cross (Bonfils for you locals). 

The board members are human beings, not irrational monsters. 

There are a number of listing agents who will not respond to an inquiry from a non agent.Also keep in mind that if the body of your email is the same on all 50, it could wind up in someone's spam folder...so a follow up call may be needed.

However, inspectors are humans, if you are a huge pain in the neck, rude, arrogant, habitual offender, etc.
