1st Frustrated Seller
Submitted my 1st offer today and the seller told me I was ludacris lmao I guess I'm that much closer to a yes/deal? I explained everything to a T on how I came up with my numbers. The most thorough explanation ever and took offense to my offer. I told him if he changes his mind to give me a call.

I call this the Mother in Law Factor. As in my mother in law, her name is Carol. No, I'm not changing her name because she deserves the ridicule. If she was on Facebook, I link that crap right here.
She tried to sell her home a couple of years ago. This home she built with husband number 2 in 1982. Husband number 3 put an addition on to he home by being the tighta** GC and going with the lowest, I mean lowest bidder. It's beyond ghetto. Light switches in cream, next to light switches in white. Outlet covers everywhere, some of them you get close to, the hair on your arm stands on end. Super scary stuff. Hubs 3 refinanced the house about ten times for full cash out, and bounced after the last one...ten years or so ago.
Oh the house was built on a community golf course that has failed four times, and been bought and failed again three. She overlooked a water hazaard, which she swore was on her property (No matter how many times I explained where the property line is on a non-moving body of water). Houses on the other side of the street are lake front on a for real lake and go for 450K+. Her little ranch appraised for 145K. She owed 160K and asked for 210K.
We tried, every which way. She'd never done any maintenance...said people appreciated the weathered look. We tried an intervention, almost like the show...she didn't speak to us for MONTHS! How dare we.
After two years on this market, THIS MARKET, she sold if for 161K which was a steal.
She yelled are her realtor for over an hour, said we were all thieves.
We do not speak of that process in any way. The grandkids even know.
I guess it was story time tonight, my point....some people ate too many paint chips as children. Give them their offer, if they come around great. You know you're right.
