Does anyone have recommendations for a good commercial lender?

These are the tenants that you don't need out, but again, maybe they are just slow payers, or are near the top of their income:rent ratio, so you can get one increase in, but after that, they are likely unqualified.And then you have your good tenants.

Unless you are buying and selling a lot of homes, I'd use a good realtor.

Brandon You have to get out of Suffolk County and start looking into other areas where you can still get a good deal and the rents offer a positive cash flow without having to put 30% to 35% down. 

I do think there's a good amount of speculating or institutional/foreign investors chasing yield.

But different loans will have different requirements and terms.Best Ever Syndication Book by Joe Fairless might be a good place to start with some basics.
