Is it a huge, expensive undertaking to try to put a small kitchen in each unit or is there a way to do it efficiently?

That's not going to change your life so why put energy into it?

My goals - livable income from property within 5 years, efficient velocity of capital (reuse money through refinancing etc), learn as much as I can, have fun, more time with family.

I just downsized my vehicle to a gas efficient (paid off car) and I am looking to rent out units and have a roommate to pay most of if not all housing costs.Any advice will be greatly appreciated! 

I was just thinking it would be much more efficient if I could just use my cell phone to tap and boom, the receipt is already on my phone.

That can work, but you'll pay yourself dividends by shortcutting the process and borrowing your trusted vendor's team AND they will work better together.When I have a new client come in and tell me "here's my lender, and for inspections I've got this person, etc" it's doable, but it is slow and we're not as efficient at making magic as we could be. 

Sounds like he will soon start to drain you of your energy and motivation and kill your spirit that you have for your career, don't let that happen!

At least then you can get a better price for the time and energy you would spend on existing home issues.
