BRRRR SF/manufactured triplex- what do I need to know?

I'm looking to purchase a single family home (2bed/1bath) to BRRRR. There are two manufactured homes on the property as well. Both manufactured homes are currently rented, but are in need of significant repair. The single family is currently empty and will require updating, but is in overall good condition.

The electric and gas is all on separate meters.  To my knowledge the water is not on separate meters.

I've not dealt with manufactured homes or their renovations. My question is what do I need to be mindful of when approaching a manufacture home purchase and rehab for BRRRR purposes as it compares to a single or multi family home?

Additionally would you recommend updating the SF and keeping manufactured home tenants in place until finished and then move on to renovate the other units? or do them all at once?
