If at all possible, since it's family, see if you can get creative with the deal.

My Dad, Brother, Mother, and other's think my creative financing ideas are too risky. 

Instead of whining, get creative and find the next deal.As investors, we deal with all kinds of schenanigans....people take keys all the time out of private lockboxes, listing agents already have a contract with an inside buyer (Reo agents are notorious for this), agents call for highest & best when they only have one offer...yours!  

We are all about sharing the knowledge, and have extensive experience in complicated fix and flip projects as well as creative financing. 

Also, it helps me to remember that challenges just make me more creative and happy.

The point is, you have to be creative and know what your doing regardless.

My main focus is doing terms deals (creative financing).

IMO: Unless you can find a creative solution around that, it's better to save up for the down payment to avoid the PMI. 

Their group actually does have a lot of creative marketing tactics and they do a fair amount of things that other agents who don't know how to implement will claim don't work.
