Thinking about shutting down the building and completely gutting/remodeling it (and adding submeters for all utilities) and then bringing rents back up.  

If the economy goes way south you will have the experience to build it back up by buying land contracts (hard to find one these days).  

The more robust platforms offer redundant backups and the ability to share folders with individual users so you can have an accounting folder, a maintenance folder, or assign property folders by individual manager and admin.

Sounds like you consented. 10 points from a credit pull will pull back up to where you were before in a couple months.

So please, back up a little and start some real networking to find the resources you need.  

It has an internal battery backup.

I've had ducts cleaned before from an old oil burner that was spewing smoke for a while (pre-flip).

It will likely require some rehab to the property and/or be on a main road or back up to the L.  

Time to backup and re-think.
