Quicken (Quickbook’s little brother) is $50 and overkill for what you’re asking but it can help you with your personal record keeping, auto enter bank and credit card transactions, keep track of expenses that are not property specific and yet you want to deduct from your taxes (cell phone, internet, accounting software, computer, etc…)It will let you track each form of income and expense per property and not related to any property.

If you use something like Stessa, you can input all your houses detail and Stessa will auto create an excel spreadsheets with all the detail needed for loan officer , send that to the loan officer so they don't ask 20 questions back and forth.Also this may be useful for future Biggerpockets projects: try to have updated most underwriting of major lender in one webpage that we can query on so we can go to the proper lender without too much hassle.

The vendor states the a/c broke due to the tenants keeping it in the low 70s, causing it to freeze and auto shut off and that tenants would have to keep it above 74-75 from now on.
