Structuring Partnerships Legally

How do you guys go about structuring partnerships legally? I have a mechanic shop under contract that me and a partner want to go 50/50 on the real estate. He runs the shop, and puts half the money up. I put up half just to own the real estate. There's an obvious weight difference in work load. How does something like this get structured?
