The property is located in 64151 Zip code and I've been watching the other rental opportunities and truly feel that my price is inline with the market.  

However, I always do prelims myself so I can provide my input, and I do this by simply typing:"rentals & my zip code" into Google and I get a whole flood of them (including Zillow's).

I will generally buy anything that meets the 1% rule outside of a couple of zip codes (don't want to bust on anyone's home turf here so didn't post the actual zip codes).

There are lots of banks listed you just enter county,city,or zip code etc.   

Hopefully some way that can be searched by an area or zip code.  

Use list source and pull a partial list of zips in your area where cash buyers are buying(absentee owners).

Hey @Amie Lamb,The 2% rule is possible in Orlando, but, you would have to get a KILLER deal to achieve the 2% rule in the areas you mentioned.I just did a quick analysis for those zip codes (32801, 32803, 32804, 32806), excluding condos (aka cash flow killers)You're looking at a median sales price of $241,000 over the last 6 months.
