What are investors looking for in Denver?

Hi community! 

I'm here looking to find out what are investors are looking for in my community in terms of solid deals? I live in Denver so I know the market is changing and investors are paying more to beat out competition. I've had some off market deals sent to me and I just want to know what are investors looking for, paying, etc... Also an investor I spoke with told me he's doing scrapes here in Denver and I'm really interested in finding these deals as well. He told me to learn about zoning. Any info would be great!!!

@Damian Mathis I am buying property to hold. I will generally buy anything that meets the 1% rule outside of a couple of zip codes (don't want to bust on anyone's home turf here so didn't post the actual zip codes). I prefer multi-unit properties. As for land, I stay inside Denver proper and want land that is zoned for multiple units. I like owner financing if I have none of my own cash in the deal and the property will pay for itself.

After those generalities, it really depends on the deal. What do you have?
