I live and invest in NE TN around the Mountain City, TN area.

We will both live in one side of the duplex and rent out the other when renovated.

We are new hosts and just went “live” April 1.  

Everyone is just gonna name random cities, but the answer is study your own market and figure out and this is gonna be subjective where there is “value” there is no exact formula or data for this, but if you live in place it should be somewhat easy, what neighborhood’s seem like you know that price isn’t so bad for what you are getting or conversely that area seems really overpriced for what it is.  

The condo is rented out and I have not lived in it and it is owned in an individual capacity. 

My wife and I were gifted a .25 acre lot to build on in Lehigh Acres by her parents with the idea to build a duplex as we have no interest in living there.

The relative had a living trust and will granting family control should anything happen to her.We notified the mortgage company and they won't accept the trust documents as valid proof of ownership and are demanding that we get a probate document, a quitclaim or grant deed showing the title granting out. 

I live in Northern California, only about an hour and a half away from Reno, NV. 

The cost of living is extremely low compared to other cities and you can still many many positive cash flowing and 1% deals here.

They left the place in great shape, but lived there 18 months.
