What can I deduct from Deposit?

For rental to be in same condition when rented by tenants, I will need to: touch-up paint, clean house, wash windows, clean carpet. Can ALL of this be subtracted from tenant's deposit? They left the place in great shape, but lived there 18 months. I want to be fair to them and me. This is the end of my FIRST tenant lease in my FIRST LT rental. Thanks!

    In general, normal wear and tear you can not charge for. So nothing you've stated would qualify for deductions in most states.
