Replaced living spaces and bedroom floors with carpet.

My goal is to create a great home experience for the renter, but doesn’t cause me an arm an leg in material cost ( as most of us probably want).So far flooring will be vinyl.Kitchen countertops will be granite .Soft close cabinetry in kitchen.Any suggestions will low coating materials for the bathroom , appliances ( kitchen) and bedroom which will give great value but will be relatively cheap for me as an investor when purchasing?

Depending on your windows you will get a lot of natural light into this open space floor plan.

However, I’m making some upgrades to it by laying my own floors, repainting certain areas, tiling the kitchen, etc.

If your remodeling draw a floor plan of the existing plan and provide a proposed plan.

The best you can do is 5,k - just to spruce it up 17-20$/ft to do an in place renovation with new fixtures, paint floors, windows/door.
