Eight Unit Complex in Macon, Ga

I am a new real estate investor living in Atlanta (1 sf rental in Little Rock, AR) and I have someone selling an occupied fixer upper 8plex (4 sets of duplexes) in Macon, Ga. I have never done a rehab, let a lone a rehab with these many units. I am looking for a knowledgeable partner, so I can get the hands on experience and do it the right way. Its harder to find partners due to the whole social distancing, but I have reached out to people in the local Facebook groups I am in, and other people in my network. Any suggestions on where I should look for potential partners?

A while back I looked at a package in Macon on Loopnet that sounds similar to what you're talking about.  It seemed like a great deal, but I looked up the sex offender registry and there were many on that street.  I worried that it would reduce not only the rents but also the pool of property managers who would be willing to work there.  It's another factor to investigate as you analyze the property.
