Still trying to figure that one out :-)This point was really crystalized last year in a thread.. nice young couple in I think Slidel LA  .. they went on and on how they were getting leads but had not closed any deals because sellers would not come down. but they got their good friend the real estate broker a half a dozen listings.. so I am thinking man you spend all this money to get these leads then hand them to a broker.. and we all know brokers by law cant pay non licensed individuals referral fees..

E - please provide est timeline ( after review if prop), contengencies on exceeding timeline or cost.- policy if initial estimate exceeded by xxx.xxx amount per guarentee how will exceeded cost be handled - how many current projects at current time .. and all other question per previous experiences , or necessary too ask prior too.Thanks ahead

The images/video records to a memory card so you have to go to the unit, take it down, and review the pictures manually.In either case, I would notify the tenants - in writing - that you are installing the cameras and make them acknowledge your notice so they can't complain later.

Here's the specifics on the property and financials:- 7,000+ square ft, 5 bed, 4/2 bath on 3 acres with a pool- Purchased for $970k, ~$750k rehab budget (actual spend went over) and ARV of $2.56M- Listed for $2.4m, with a neighbor listed at $3M and 5+ comps between $2.3M-$2.7M- Current list is $1.9m.The last 2 years, we've seen homes comparable to ours moving within 10 days on the market, yet all comps are sitting tight at their original list prices with nothing going under contract.
