Ideally someone who is available and willing to come when emergency happens like weekends and holidays ;) At the end it is worth it, it is a sought after amenity and my properties with pool rent better and for higher ADR.

Pete and Clearwater are all still very hot markets however investors are having an easier time negotiating/getting deals under contract with recent market shift.I’m seeing a lot of regular folks getting priced out of these markets and investors are pushing north/south to find LTR deals that work, places like holiday, new port richey, Brandon/Bradenton.Cap rates are still relatively low for multifamily and you’d need to look at value add plays to get above a 7-8 cap.

@Garrett Schmidt My thought on this would be to use such properties as STR, if they are in a decent area where people could "get away" to relax and have some sights to see.

I hope to see Montana as a major producer of food and hemp products in the future.Rural areas have a huge advantage when it comes to relaxed regulations, like no zoning for example.
