I'm new to real estate investing and trying to decide where to start and what I should focus on first. 

If you were starting out, what neighborhoods/zip codes might you focus on?

Also if they are trying to mow really long grass or wet grass the electric ones don't have the same power and they could kill it quickly, leaving me stuck replacing it. 

BUT, we need not focus on how far behind we might be to some star 20-somethings.

OK Dane, my advice is to  first determine your monthly budget for marketing and make sure it is long term focused.

Here's what I did to get out of analysis- paralysis ( but I'm not recommending you to do the same) : I stopped listening to podcasts, watching investment videos and solely focused on making offers that made sense.

These are my first two, but this endeavor is something I want to RUN with, and I would love nothing more to focus on following finding great deals rather than worrying about my DTI.
