For the sake of buyers, you could group each property type within their own dedicated portfolio to aid niche investors in determining the overall value offerings of each specific asset type (mobile homes, multi-family, land, etc.).You can provide an overall NOI return, projected current appraised value, Pro-forma value, etc. for the full collection, but as @Greg Dickerson already mentioned, this will be misleading and any buyer will want to know specifics.

  : ) And, I imagine that's why you're hiring a professional for these matters, you can't be expected to know everything about US income, estate, gift tax, etc, nor dedicate the time nor capital to keeping current on the issues.A gift is defined by the IRS as a sale or exchange in which full consideration, measured in money or money's worth, is not received in return.
