Beginner at Real Estate Investment

Hello! I am new to the real estate investment world. I want to start this journey by investing in a house and renting it to others. I am planning to buy a property in Tracy, CA or Mountain House, CA. With the interest rate down in the market, I am very eager to start the process. However, I figured there are a lot of things to consider when buying a house which is taking up a lot of my time. I learned about cash flow being an important aspect of investing as well. Calculating cash flow is really tedious task. I'm unsure about the HOA fees, property taxes, insurance, and maintenance fees when it comes to percentages. I found out that this platform is a great resource for help. I would really appreciate any kind of suggestions to make the rental property hunting process a little easier. Any tools to make the process faster is appreciated.
