Do you just have the lock box left on it for the contractors or do you have a property manager looking out for it during the rehab?  

It always baffles me how many people ask if they can have early check-in to "drop off their bags" or "to make the most of the weekend" or whatever... like it's impossible to do anything at the destination until suitca...

However, to make your investments work here requires a bit more out of the box thinking and strategizing than might be typical elsewhere.

Be more hands off and by the rules, minimum of a PO Box and eviction notices when rent isn't received on time, might go full-bore with a property manager, we'll have to see what's available in our area.

But like I said in our sand box 100% success at our volume is not really possible  stuff comes up its just does.. market shifts a little..

The rest of the property has several un-permitted outbuildings as well as conex boxes and abandoned semi trailers and a couple old cars.

If you want carpet in the basement try carpet tiles and buy a couple of extra boxes for replacements.
