I hope you don't mind, but I will critique you on a few things you mentioned. - You should be running your own comps. 

What should i keep in mind?

I have a good amount of $ saved up, but since I no longer have active income, I need to create that to get started on my Journey.

In my mind, this is the biggest reason why mid-term rentals are a headache.

For example with seller financing doing interest only if you can is a bigger win, especially if you get a big down payment as the risk typically in I/O is price declines, but if you put I/O vs/ Amortization side by side it would blow your mind the $ difference.

I would like to move to Austin (as there are many like-minded entrepreneurs there) and want to live on a ranch with 2+ acres, so I can raise goats, chickens, and have fruit and vegetable garden.
