There isn't one specific contract required in GA, but it would be wise to have whatever you use reviewed by an attorney that specializes in real estate. good luck!

If so, I'd give them awful reviews and tell all other investors you know to steer clear. 

Hello everyone, I'm not an experienced investor I should say from my experience that I'm a terrible one, we owned a doublewide on a 1 acre lot in Gainesville Ga that took us a lot of work to pay off ($59,900 owner financed at 10% interest) but once we finish it we tried to rent it out and it didn't work, tenants destroyed the property so we left it alone for a few years.Two years ago I decided I was going to fix it myself and I did, it took me 1.5 years and at least 20k but once we finish it we had a bad storm in Georgia (Irma) and three trees fell on top of the house.

look at the reviews on here. there are a lot of people who tell who they went through and have seen some good reviews on some.

In a competitive market, this is critical whether you are a new or experienced investor.

When I can get it in front of my cpa for strategy review this quarter I intend to hire boomer and his company.

I joined bigger pockets to network with other investors and hopefully interact with experienced investor who can help shorten my learning curve as I build a portfolio. 

Most of the experienced ones will be able to give you a ballpark per SF as a starting point, which may vary depending on price point and therefore level of finish out. 

I was highest bidder on auction at hubzu at 131 and they charge 5% auction house fee (6.5k)but i didn’t the reserve. they decieded to review and consider my bid and will let me know in 10 business days.
