How do you go after a HML without too much info?

So I've heard horror stories about people giving the information to HML only to have the deal pulled from underneath them by the HML. How do you give them the information they need for the loan without giving them all the details of your possible profit?

Don't think it is even possible. Because the HML aren't based so much on credit but the potential of profit on your flip/rental
