Brand New doublewide on our lot no comps! Advise needed!

Hello everyone, I'm not an experienced investor I should say from my experience that I'm a terrible one, we owned a doublewide on a 1 acre lot in Gainesville Ga that took us a lot of work to pay off ($59,900 owner financed at 10% interest) but once we finish it we tried to rent it out and it didn't work, tenants destroyed the property so we left it alone for a few years.

Two years ago I decided I was going to fix it myself and I did, it took me 1.5 years and at least 20k but once we finish it we had a bad storm in Georgia (Irma) and three trees fell on top of the house. The insurance company totalled it and only gave us $15k ( yes the policy was for only 15k the person who owner financed the place to us bought that policy and we never bother to check it).

Now we clear the property and I listed it for 27k, was under contract three times but for different reasons it fell out and didn't sell. I love real estate but seems like is not for me, I was trying to put a brand new doublewide in it, I got approved for the loan but really don't have a clue about asking price for the property, I asked my realtor and she said 'well just add lot price plus house plus some cash for you' there is no comparables since all the mobile homes I see around are used and old, the price for the cheapest double wide will be close to 55k I was wondering how much should I ask for it , may be not worth maybe I can build a small house for that money?? Any suggestions? Help? Will be appreciated! Thanks
