Further the backyard has one tree close to the house wall and two at the end of the backyard.

If you are looking for a more "family friendly" type neighborhood that may already be a little more expensive but growing, you may want to check out Lone Tree that is growing extremely quickly due to a number of new companies moving out here, including a very large Charles Schwab HQ.

Can vouch for Andrew Schultz at Own Buffalo - he's managed my properties for 3-4 years now and in that short period of time I've run into just about every issue you can imagine; problems with toilet, trees falling in storm, trees falling a separate time and crushing a newly stained fence, roof leak, basement flooded, and a list of needy tenant issues - bottom line is Andrew Schultz probably saved my marriage.

With a real estate professional, at least you are assured of some level of instruction in the subject matter and a license (which exists to protect consumers).And if you can find a lazy appraiser in the era of TRID, take a picture, as that is an endangered species nearing extinction.
