@John Carpo I agree with Jefferson, A boot camp of some sort will get your feet wet in the ins and outs of owning a MHP.   120+ lots will require some sort of on site Managers along with a few amenities.

We've booted a couple dirt bags that we inherited with the building so everyone there now knows we're not putting up with BS and we would rather have a vacant apartment than deal with a problem tenant.On the bigger question of making money on low end properties, yes you can.

I feel to do out of state buy and hold ownership means you need to have a lot of competent boots on the ground.

It is also possible to have a portion of the sales proceeds be held by the QI for the purpose of improvements and repairs on the replacement property - but that usually increases the fees you'll pay to the QI; the QI would have to make the payments directly to the contractor performing any work, as you cannot touch the money.If your costs of the replacement purchase do not consume the entire sales price, then you get "boot".

Similar to buying any type of rental property it is critical to educate yourself to the area and from my opinion go there and get some "boots on the ground."

I am from Edmonton, Alberta, Canada and it doesn't seem like there are a ton of people on here from Canada quite yet (less competition a good thing, less mentoring a bad thing haha).I originally found this site after attending a free Fortune Builders seminar and then getting hyped up about the $200 boot camp course.
