Will this benefit me in getting a approved easier or will the bank not whether or not there is tenants already in place?

I used to take huge risks years back but have ratcheted down my risk taking over the years to nice clean make sense investments.

What would be easier to execute and most cost effective?

I met one tenant, great lady in her fifties, been there 2 years. other unit rented to younger man, and seems to be a very clean person.

I also look at it as a retirement supplement.Exit strategy is also a biggy...so much easier to sell a SFH.I love seeing a family move a TON of belongings into the house...No way they are in a hurry to move all that stuff anytime soon.I have not ruled out duplexes...still doing some research into the idea.

So depending on where this is, I could recommend give it a good cleaning, fix anything broken and put up a sign.

I realize retirement is a long way off for you, but they say it's easier to get there if you know where you want to go, so start by forming a business plan, short-term, long-term, maybe develop goals by age 30, 50, etc.

If you clean up the post so it is clear, like I am formatting above, I might be able to give you a couple names and numbers to call as I have worked with all of those firms for AOM issues.Additionally, the $30k to insure title is wacky.

month-to-month that expired on june 30th. they left on june 23rd & said would still need to clean & were paid up until the 30th.

I already have a roommate that lives with me but I've known this person for years and they are clean and respect my house.
