Any advice from a long-term STR/Rental Arbitrage investor?  

I am a dedicated real estate agent who works with investors seeking short-term rental properties.

I would move to evict for cause (violation of the lease terms).

How much term is left, strength of the tenant, rent escalators, rent/sq ft, etc.You also want to make sure you have a good understanding of the roof, parking lot, and mechanicals because in a traditional NNN lease, the landlord is reponsible for these items..and they can get expensive.

This site has long been a good resource for finding lenders by posting your hard to fund deals on the forum and allowing interested lenders to respond.

Understanding the strategy and terms behind offers and a P&S is where hundreds of thousands of dollars can be won or lost.

Which one (usually, and I understand it's not simple) has a better resale and long-term potential?

The transaction to pay the renovation guy worked fine (I provided an invoice from him to Plastiq).As Kerry Noble said above, they do seem to have "tightened up" their terms.
